About

We built the tool we wished we'd had at the courthouse.

TitleTracer Pro started because the existing software treated title researchers like data-entry clerks. We thought professionals deserved better.

Our story

From a Wise County runsheet to a national platform

The first version of TitleTracer was a spreadsheet our founder built to keep track of a 30-year surface search on a single 2-acre tract off Highway 380. It saved enough time on that one project to be worth rebuilding properly.

Three years and several thousand projects later, that spreadsheet is a real platform β€” used by independent landmen, title companies, law firms, E&P operators, state DOTs, and renewable energy developers across the southwest.

We don't build for hypothetical workflows. Every feature ships because a real customer asked for it on a real project they had on their desk.

Mission

Give title professionals the time back to do the part of the work they actually got into the business for: reading the record carefully and getting the answer right.

What we believe

Principles we don't compromise on

🎯
Accuracy over speed
A wrong runsheet at 90 minutes is worse than the right runsheet at 8 hours. We build assistive tools β€” not autonomous ones.
🀝
The researcher signs the report
The professional is always in the loop. Every AI suggestion is a draft for human review β€” never an auto-commit.
πŸ”’
Your data is yours
Export everything in open formats at any time. No lock-in, no hostage-taking, no data sales β€” ever.
πŸ“œ
Cite the record
Every claim in every report links back to a specific document with vol/pg or instrument number. The record is the source of truth.
πŸ—
Built with practitioners
Our roadmap is set in customer calls, not boardrooms. If a feature wouldn't help a real researcher today, we don't ship it.
πŸ›‘
Security is table stakes
SOC 2 Type II from day one. Encryption at rest and in transit. MFA for everyone. US-only data residency on Enterprise.

Security & trust

Built for the trust your customers place in you

Title work depends on confidentiality. We treat your project data the way you treat your client's deal.

πŸ”
SOC 2 Type II

πŸ›‘
Encryption everywhere

πŸ”‘
SSO & MFA
SAML 2.0 / OIDC SSO with Google Workspace and Microsoft Entra ID. MFA mandatory on all paid plans.
πŸ‡ΊπŸ‡Έ
US-only data residency
Data stored and processed in US-East and US-West regions. No offshore subprocessors on Enterprise.
πŸ“‹
