We're not trying to replace the professional, automate the signature, or sell you another document database. We built one thing: an AI assistant that compresses the mechanical part of title research — the pulling, copying, and re-keying — while keeping every claim traceable to a recorded document and every decision in the professional's hands.

The product is early. It's in active development, and we're shaping it alongside the professionals testing it. If something here looks like it could be sharper, that's exactly the kind of feedback we're after.

How is this different from CourthouseDirect, TexasFile, or my state's record service?

Those are data sources — they sell access to recorded documents. TitleTracer Pro is a workflow tool that uses those (and free county portals) on your behalf, in whatever state you work. We don't replace your data subscription; we use it.

Who signs the runsheet?

You do. Every runsheet ends with an attestation that names you as the licensed professional of record. TitleTracer Pro is the assistant — you remain the responsible professional.

What if the AI gets something wrong?

Every instrument on the runsheet must be backed by a recorded document. You review the runsheet before signing, and anything the AI flagged as uncertain gets called out for your review. The Work Paper has the source URL for every document, so you can verify in one click.

Is this only for landmen?

No. Landmen are our first focus because their chains are some of the hardest to walk, but TitleTracer Pro is built for anyone who runs a chain of title — oil & gas, real estate title, abstractors, and more. If your work depends on recorded documents, it's built for you.

How long does a typical runsheet take?

Most runsheets complete in a matter of minutes. Complex chains with many parties or older records can take longer — the time varies with the complexity of the chain.

Is my data secure?

We use SOC 2 Type 2 vendors for all infrastructure (Anthropic, Modal, Supabase, Vercel, Clerk). Each customer's data is isolated, and we never share or aggregate runsheets across customers. Full security details are available on request.
